Mezzanine Finance
We can source Mezzanine Finance (’top up') from all the lenders available in the market place and finance up to 90% of total costs, however not many schemes or borrowers will qualify at that rate. We also have access to private wealth for the right schemes and the right client’s. We usually set up the senior debt portion first at between 60% to 75% LTV and then search for a mezzanine lender to provide the top up, leaving the client to provide the cash/equity gap.
Joint Venture finance
Where Mezzanine Finance isn't ordinarily available we also have access to JV Finance where we can look to place investors with the required capital into the funding equation for a share of the profits. We can place this request on to our Hot Business of the day message board where interested parties can come together, or we can often source funding via our large contact base of JV and Private wealth.
Payroll Finance.
This is an often unheard of and seldom used facility, however there are several providers of payroll funding in the market place today. Payroll funding is a facility where a provider pays up to 2-months payroll on behalf of an employer to release much needed cash into the business, then the facility rolls on month by month until the company decides to ease its way back to full payroll funding itself. Payroll funding can roll for as long as the company requires, so from the 3rd month forwards the company pays the 1st month of borrowed funding whilst the payroll funding continues to pay the workforce liability, then this just rolls on.
